Stowe Stone Cottage Terms & Conditions

Agreement to Terms

By booking directly through this website, the guest agrees to these Terms & Conditions, the cancellation policy, the house rules, and any additional booking details provided at the time of reservation.

Property

This agreement applies to the short-term rental property known as Stowe Stone Cottage, located in Stowe, Vermont.

Guest Responsibility

The person making the reservation must be at least 21 years old and is responsible for all guests and visitors, any damage caused during the stay, and compliance with these Terms & Conditions.

Occupancy Limit

Maximum occupancy is limited to 5 guests. Additional guests or visitors are not permitted without prior written approval.

Check-In and Check-Out

Check-in begins at 4:00 PM. Check-out is by 10:00 AM. Early check-in or late check-out must be approved in advance and may be subject to availability or additional fees.

Payments

A reservation is not confirmed until the required payment has been received. Payment terms, deposits, taxes, cleaning fees, pet fees, and any other charges will be shown at checkout.

Taxes and Fees

Applicable Vermont, local, and short-term rental taxes and fees will be collected as required by law.

Cancellation Policy

  • Full refund if canceled at least 60 days before check-in.
  • 50% refund if canceled at least 30 days before check-in.
  • No refund if canceled within 7 days of check-in.

Cleaning fees and refundable security deposits, if applicable, will be refunded for any cancellation.

Damage Responsibility

Guests are responsible for damage caused to the property, furnishings, appliances, linens, grounds, or contents during their stay. The owner may charge the guest for repair, replacement, excessive cleaning, missing items, or damage beyond normal wear and tear.

House Rules

Guests agree to follow all posted house rules, including rules related to smoking, pets, maximum occupancy, fireplaces/wood stoves, and respectful use of the property.

No Smoking

Smoking, vaping, and the use of tobacco or cannabis products are not permitted inside the property. Smoking is permitted outside only. Guests are responsible for proper disposal of all cigarette butts and smoking-related waste. Violation of this policy may result in additional cleaning fees.

Pets

Dogs are welcome with prior approval. A maximum of two dogs is allowed. A one-time pet fee of $200 per dog applies.

Unauthorized pets may result in additional fees or cancellation of the stay without refund. Guests are responsible for any damage, extra cleaning, or disturbance caused by pets.

Winter Conditions

Guests understand that Stowe, Vermont, may experience snow, ice, freezing temperatures, storms, and changing mountain weather. Guests are responsible for safe travel planning, including the use of appropriate vehicles, tires, footwear, and winter driving precautions.

Snow and ice may be present on roads, driveways, walkways, steps, and outdoor areas. Guests agree to use caution and understand that winter weather conditions do not automatically qualify for refunds, cancellations, or early departures outside of the stated cancellation policy.

The owner will make reasonable efforts to provide or arrange snow removal when necessary, but timing may vary due to weather conditions, storm severity, service availability, and local road conditions.

Maintenance and Access

The owner or authorized service providers may access the property when necessary for maintenance, repairs, emergencies, inspections, or safety concerns. Reasonable notice will be provided whenever possible.

Internet, Utilities, and Amenities

Internet, utilities, appliances, and amenities are provided in good faith but are not guaranteed to be uninterrupted. Outages caused by weather, utility providers, or circumstances beyond the owner’s control do not automatically qualify for refunds.

Limitation of Liability

Guests use the property, stairs, walkways, driveway, appliances, fireplaces, outdoor areas, and amenities at their own risk. The owner is not responsible for injury, loss, theft, weather impacts, travel delays, or other events outside the owner’s reasonable control, except where prohibited by law.

Compliance with Laws

Guests agree to follow all applicable local, state, and federal laws, including Stowe and Vermont short-term rental rules.

Termination of Stay

The owner may terminate a stay without refund if guests violate these Terms & Conditions, exceed occupancy limits, disturb neighbors, cause damage, host unauthorized events, bring unauthorized pets, or engage in unlawful activity.

Governing Law

These Terms & Conditions are governed by the laws of the State of Vermont.

Agreement

By completing a direct booking, the guest confirms that they have read, understood, and agreed to these Terms & Conditions.
